In performing this review,we evaluated the plans as they address the following issues: <br /> • Lot coverage <br /> _ <br /> • Parking <br /> • Storm water <br /> • MPCA stormwater/SWPPP requirements <br /> ■ Connection to existing City utilities and roadways <br /> To facilitate review of these items,we scanned the three drawings provided and superimposed <br /> �.,.. them onto the City's existing aerial topographic mapping. It was necessary also to increase their <br /> scale from the provided 1"=67 ft. (approximate) to 1"= 100 ft. One of these maps is attached <br /> for your reference. <br /> The developer may want to note that when we did this above superimposition,the orientation or <br /> angle of his drawing was slightly different than how the existing building is depicted and the <br /> addition may cross-over the required setbacks. Care will need to be taken during layout to <br /> prevent this. <br /> The site plans provided by Mr. Babinski do not contain all of the details we would normally <br /> expect to see on a development of this type. Therefore, a number of assumptions had to be made <br /> during the course of our review. The major assumptions are noted herein. <br /> Lot Coverage <br /> As we understand the zoning requirements,the proposed additions to the facility should create a <br /> total impervious coverage of less than 50%of the total lot area. While the site plans do not <br /> specify surface types, we have assumed for this calculation the following: <br /> • There are no existing buildings not already shown on the site plans. <br /> • The area identified as "Modular Storage and Parking Area"will be paved or covered with <br /> some other impervious material such as compacted gravel. <br /> ■ - The feature shown entering the lot from the north side and connecting with the area <br /> labeled"Existing Parking"is a paved or compacted graveled driveway and will remain as <br /> Pagel of 4 <br /> J AI30PQLAK\0000-GeneranCORR\Dawn Bittner-Review of Babinski site plan-022805.doc <br />
