October 25,2004 Mayor and city Council City of Pequot Lakes 4638 County Road 11 Pequot Lakes, MN 56472 Re: Zoning Administrator's Report Dear Mayor and City Council: The Planning Commission met for their regularly scheduled October meeting where they held two public hearings and reviewed one metes and bounds subdivision application. Unless the decision of the Planning commission is appealed, the subdivision application \, does not come before you. The Planning Commission is forwarding you the following two recommendations for your consideration: 1. Conditional Use Permit for Motor Vehicles Sales and Detailing. Mark Schoch, applicant. Mr. Schoeb has applied for a conditional use permit to establish a retail car lot and detail center on the property that currently contains a car wash. The property is zoned Commercial. It is located along Highway 371 adjacent to the Dotty Auto Company. The existing use of a car wash would remain as part of this application. The Planning Commission is unanimously recommending that you approve the conditional use permit. The recommendation is based on the following findings of fact: 1. The property is located near downtown Pequot Lakes with direct access to Pillsbury Street. Pillsbury Street interests Highway 371 on the east side of the property. An additional access is proposed along Brunes Street. 2. The current site is used for a car wash. 3. The proposed automobile sales and detail use is consistent with the objectives of the Ordinance, which provides for automotive sales and repair facilities as a conditional use in the commercial zone. 4. The neighboring parcels are also used for commercial uses. The north side of the property is an auto sales center,the south side is vacant,the west side is the City `., water tower and the east side is the highway.
