13. The Tenant agrees that it will carry public liability insurance with reference to the leased <br /> premises in the single limit amount of$1,000,000.00. The Landlord shall be named as an <br /> additional insured under any such policies. <br /> 14. Any insurance policy issued to satisfy requirements of this Lease shall be so written or <br /> endorsed as to make losses, if any,payable to the Landlord and the Tenant as their respective <br /> interests may appear. Each such insurance policy shall contain a provision to the effect that the <br /> insurance company shall not cancel the same without first giving written notice thereof to the <br /> Landlord at least 30 days in advance of such cancellation,and the Tenant shall deliver to the <br /> Landlord duplicate copies of certificates of insurance pertaining to each such policy of insurance <br /> procured by the Tenant and agrees to keep such duplicate copies of certificates up to date. <br /> 15. Tenant agrees that it will not assign this Lease without the prior written consent of the <br /> Landlord. <br /> 16. If the Tenant fails to pay the rent on time or violates any other terms of this lease,the <br /> Landlord shall have the right to terminate this lease and retake possession of the premises in <br /> accordance with Minnesota law. <br /> 17.
