2. The applicant shall provide a description of the property shown as right-of-way. <br /> This land shall be deeded to the public as part of the subdivision. <br /> All members voted"aye". Motion carried. <br /> Mr. Williams requested future surveys to include both existing lines and proposed lines. <br /> The subdivision could not be recorded until the conditions are met and stamped by the <br /> City. <br /> APPLICANT: John Hunter. <br /> Applicant requests a metes and bounds subdivision. <br /> Applicant was present. <br /> Mr. Marohn explained his Staff Report. A Park Dedication Fee is due as more than 3 lots <br /> were created. The fee is required to be paid prior to filing of the subdivision. The <br /> subdivision must be filed within one year or the approval expires. <br /> A motion was made by Dean Williams, seconded by Tom Adams, to approve the metes <br /> and bounds subdivision based on the following findings of fact: <br /> 1. The property is properly zoned for Forest Preservation. <br /> 2. The land is suitable without significant alteration for development of permitted <br /> uses in this zone. Tree removal will be necessary should the applicant wish to <br /> construct any residences. <br /> 3. Tracts B, C,and D are entirely covered with threes, while the majority of Tract A <br /> is covered with trees. Tracts A, B, and C also have steep slopes averaging <br /> approximately 15% in the eastern portions of the lots. These physical constraints <br /> would limit the location of any structures, but would not prevent the lots from <br /> being developed with permitted uses in this zone. <br /> 4. All lots conform to the minimum lot size of 10 acres. <br /> 5. All lots conform to the minimum lot width of 300 feet. <br /> 6. All lots contain adequate space to construct a dwelling within the building <br /> envelope. <br /> 7. Each lot has more than the required 33 feet of access to public right of way. <br /> 8. The lot layouts are compatible with the existing layout of adjoining properties. <br /> 9. Should the applicant choose to develop these tracts for residential purposes, <br /> adequate space for individual sewage treatment systems exists on each lot. <br /> All members voted"aye".
