Box 361 <br /> Pequot Lakes, MN 56472 <br /> Re: Planning and Zoning Administrator's Report <br /> Dear Mayor and City Council, <br /> The Planning Commission met for their regularly scheduled August meeting where they <br /> reviewed four metes and bounds subdivision applications. Unless the decision of the <br /> Planning Commission is appealed,these applications do not come before you. <br /> Final Plat of Evergreen Third Addition <br /> In June,the Planning Commission conducted a hearing for the Final Plat of Evergreen <br /> Third Addition. The applicant is Arvig Evergreen, LLC. At the time the Commission <br /> recommended approval of the application but instructed the staff that the approval was <br /> contingent on and not to proceed without a title opinion, which was to have been <br /> submitted earlier. Mr. Arvig has now forwarded us a title opinion, and so we are <br /> reporting to you now that the Planning Commission unanimously recommends approval <br /> of the final plat based on the following findings of fact: <br /> 1. The ISTS as built is now identified on the preliminary plat. <br /> 2. The Storm Water Pollution Prevention Plan and related materials has <br /> been submitted. <br /> 3. The number of lots and general layout of lots in the Final Plat <br /> conforms to the approved design of the preliminary plat. <br /> 4. The applicant has not submitted a title opinion. <br /> 5. No improvements are required for this subdivision. <br /> 6. The applicant has submitted a final plat check. <br /> 7. There is no need to post financial security for this subdivision. <br /> There are no conditions included with this recommendation. <br /> Moratorium on Planned Unit Developments <br /> The City has completed a Comprehensive Plan and is moving forward on badly needed <br /> updating of the land use and subdivision ordinances. In the interim, the Planning <br /> Commission received correspondence and then discussed at length the need for a <br /> moratorium on Planned Unit Developments and subdivisions. The new direction of the <br /> City, as described in the Comprehensive Plan, for the downtown and the transition area <br /> directly around the downtown will change the ordinances dramatically from what they <br /> are today. Much smaller lot sizes with higher densities, greater consideration for utilities <br />
