Box 361 <br /> Pequot Lakes, MN 56472 <br /> Re: Planning and Zoning Administrator's Report <br /> Dear Mayor and City Council, <br /> The Planning Commission met for their regularly scheduled July meeting where they <br /> held five public hearings. The Planning Commission is forwarding you the following <br /> three recommendation for your consideration: <br /> 1. Conditional Use Permit to move a used home onto a property. Dan Gruszka, <br /> applicant. Mr. Gruszka has requested to move a used structure onto a property <br /> within the City of Pequot Lakes. The structure is a single family home. The <br /> property is within the Field of Dreams subdivision and is zoned Residential. The <br /> City has an ordinance requiring that all used homes that are moved onto <br /> properties within the City obtain a conditional use permit and a building <br /> inspection. <br /> The Planning Commission is unanimously recommending that you approve the <br /> conditional use permit. The recommendation is based on the following findings <br /> of fact: <br /> 1. The applicant has submitted a home inspection report by a licensed <br /> building inspector. <br /> 2. There were no significant deficiencies reported. <br /> 3. The applicant has indicated that the structure is 10 years old. <br /> 4. According to the inspection report,the building is a modular building and <br /> is a good candidate for moving and being set on a new foundation. <br /> 5. The proposed foundation will be mortared block on footings. <br /> 6. There is no landscaping proposed beyond planting of grass. <br /> 7. The location and size of neighboring homes has not been provided, but <br /> they are known to be of similar size and construction within the Field of <br /> Dreams subdivision. <br /> 8. The applicant has indicated that the home is to be used as a single family <br /> dwelling. <br /> 9. The proposal would have the dwelling moved onto the property within 12 <br /> months of approval. <br /> 10. There are no threats to the public health, safety and welfare identified with <br /> this proposal. <br /> 11. The site is located to facilitate this type of process being accessible <br /> primarily by County and State Highways. <br />
