2. There is a dwelling on the parcel.
3. The parcel topography is not excessive. There are no development
constraints for either zoning classification.
4. The parcel is served by municipal sewer and water utilities and will
connect when developed.
5. The parcel is one block east of Highway 371 and two blocks north of the
existing downtown area.
6. The draft Future Land Use Map indicates that this area should be a
transition between the urban and rural areas.
3. Draft Comprehensive Plan. For the past three months, a collection of Council
members and Planning Commission members met to work out some language
changes in the draft Comprehensive Plan. Those changes are summarized in an
18 page document included with your staff report. We are also forwarding you a
new copy of the draft plan with the changes incorporated. The changes to the
transportation section have been made but have not been incorporated into the
graphic version, so you will find the text only.
The Planning Commission has held another hearing on the proposed changes.
The hearing was noticed and held as part of the regular meeting. There were no
members of the public or city government present that commented on the draft.
The Commission is unanimously recommending that you adopt this plan as the
official Pequot Lakes Comprehensive Plan. To do so requires a resolution to
adopt the plan approved by at least 5 of the 7 members of the City Council.
If you have questions or concerns on the items in this report or any other issues, please do
not hesitate to contact me. I will be at your August meeting to address issues with the
Comprehensive Plan and any other questions or concerns you have regarding planning
issues in the City. You can reach me at 218-828-6820 or by email at
marohn@communitygrowth.com if you would like to discuss anything ahead of the
meeting.
Sincerely,
COMMUNITY GROWTH INSTITUTE
Charles Marohn, PE
City Planner
Cc: Planning Commission
Dawn Bittner, Zoning Administrator
