March 30,2004 <br /> Mayor and City Council <br /> City of Pequot Lakes <br /> P.O.Box 361 <br /> Pequot Lakes, MN 56472 <br /> Re: Planning and Zoning Administrator's Report <br /> Dear Mayor and City Council, <br /> The Planning Commission met for their regularly schedule March meeting. They held <br /> three public hearings and are forwarding the following two formal recommendations for <br /> your consideration: <br /> 1. Final Plat of First Addition to Trailview Townhomes, Carl and Colleen <br /> Smith. The City Council approved the preliminary plat for the First Addition to <br /> Trailview Townhomes in November. The Final Plat is the last step in the <br /> subdivision process. <br /> After reviewing the application,the Planning Commission is recommending that <br /> you approve the final plat based off of the following findings of fact: <br /> 1. The final plat agrees with the preliminary plat. There were no changes <br /> required by the City for final plat approval. <br /> 2. The City Attorney has not indicated that the title work is correct and <br /> that all interested parties are shown as signers of the document. <br /> 3. There were no improvements required as part of the subdivision. <br /> 4. The applicant has provided a plat check by an independent land <br /> surveyor agreeing that the final document meet statutory requirements. <br /> 5. No financial security is required for this development. <br /> The Planning Commission is also recommending the following conditions be <br /> included in a motion to approve: <br /> 1. The applicant shall indicate how the two existing wells are going to be <br /> used so that we can finalize their use or abandonment. <br /> 2. The applicant shall provide the City Attorney with a title opinion <br /> acceptable to the City Attorney indicate current ownership information <br /> consistent with the ownership indicated on the final plat. <br /> 2. Request for Conditional Use Permit for a Business Office in the Agricultural <br /> Zone, Samuel and Joan Kantos. The applicants have purchased the former <br /> Sibley Center building. They intend to move an accounting business into the <br /> building and rent out the garage space for storage. The property is zoned <br /> Agriculture. <br />
