7. The property was zoned Forestry District under the previous ordinance, which had a
minimum lot area of 10 acres and a minimum lot width of 300 feet. Rezoning to Transition
Residential would not be down zoning.
8. The parcel is not currently serviced by City sewer and water, but is adjacent to parcels that
are serviced. Developing this area would facilitate future expansion of services, fitting with
the intent and purpose of the Commercial zone.
9. The parcel's area of roughly 9.5 acres meets the minimum lot area of 20,000 square feet for
non-sewered parcels in the Commercial zone.
10. The parcel's area of roughly 9.5 acres does not meet the minimum lot area of 10 acres for the
Forest Management zone.
11. The parcel's lot width of roughly 625 feet meets the minimum lot width of 50 feet for the
Commercial zone.
12. The parcel's lot width of roughly 625 feet meets the minimum lot width of 300 feet for the
Forest Management zone.
5. Rezoning from Rural Residential to Transition Residential, PIN 290142200BA009, Mary
Pfeiffer,City of Pequot Lakes.
The property is located south of County Road 11 on Gravdahl Drive and is 6 acres in size. The
property was previously zoned Rural Residential and the proposed zoning for the property is
Transition Residential. The owner has indicated to staff that she would like to retain the lower
density of the property and would like it to be zoned Forest Management.
The Planning Commission is recommending that the property,PIN 290142200BA0009,be
rezoned to Forest Manaeement based on the following findings of fact:
1. The rezoning to Transition Residential is consistent with the City's Comprehensive Plan and
Future Land Use Map, which designates this property as Urban/Rural Transition.
2. The parcel is bordered on the north by a property zoned Downtown Mixed Use and a parcel
that the City has proposed to be rezoned Commercial. The owner of that property, Ms.
Pfeiffer, is requesting that the properties be rezoned to Forest Management.
3. The parcel is bordered on the west by properties that are zoned Downtown Mixed Use.
4. The parcel is bordered on the east by a property zoned Transition Residential
5. The Transition Residential zone is compatible with the Downtown Mined Use and
Commercial zones.
6. The Forest Management zone can be established adjacent to Agriculture, Rural Residential,
Transition Residential, Commercial, and Light Industrial zones. Rezoning to Forest
Management would not be compatible with the Downtown Mixed Use zone just to the west.
7. The property was zoned Rural Residential under the previous ordinance, which had a
minimum lot area of 5 acres and a minimum lot width of 200 feet. Rezoning to Transition
Residential would not change the minimum lot area or width.
8. The parcel area of 6 acres meets the minimum lot area of 5 acres for the Transition
Residential zone.
9. The parcel lot width of 271 feet meets the minimum lot width of 200 feet for the Transition
Residential zone.
6. Ordinance Amendment to require Permits for Fences in the Downtown Mixed-Use,Urban
Residential, and Commercial Zones,City of Pequot Lakes.
14084 Baxter Drive, Suite 7
Baxter, MN 56401
(218) 828-3064
www.communitygrowth.com
