<br />Background Information: The City Council has directed the Planning Commission to
<br />determine whether or not acquisition of the properry located at 3io64 County Road ii2
<br />would be beneficial to the City and compatible with the Comprehensive Plan.
<br />The subject property is two parcels and has a total area of approximately one acre. The
<br />property is zoned "Downtown Mixed Use," and is adjacent to the City's sewer and water
<br />systems. The property contains a dilapidated single family dwelling.

<br />The future land use map identifies the property as "Downtown Mixed Use." The plan
<br />states that, "The pattern of development in this area would provide for high-density
<br />apartments, townhomes, live-work units, professional off'ices, shops, restaurants, and
<br />other commercial uses. Sidewalks, pedestrian crosswalks, landscaping, and storefronts
<br />abutting sidewalks are encouraged."
<br />The Planning Commission has determined that since the subject property is designated
<br />as "Downtown Mixed Use" by the Comprehensive Plan and that it served by a signifcant
<br />amount of city infrastructure it should not be acquired for long-term ownership by the
<br />City. The property should continue to generate tax revenue for the City for short and
<br />long-term maintenance of the infrastructure that serves it.
<br />The Planning Commission would support the decision by the City to purchase, clean up
<br />and sell the property to a private party so that it may be a more productive and
<br />aesthetically pleasing than it is today.
