COMMUNITYGROWTH
July 25, 2005 I N S T 1 T U T E
Mayor and City Council
City of Pequot Lakes
4638 County Road 11
Pequot Lakes, MN 56472
Re: Zoning Administrator's Report
Dear Mayor and City Council:
The Planning Commission met for their regularly scheduled July meeting where they held five
public hearings—three for preliminary plats, one for the City rezoning, and one for a conditional
use permit application. The three preliminary plat applications were tabled: one at the request of
the applicant and the other two requiring additional information. The Planning Commission is
forwarding you the following recommendations for your consideration:
1. Rezoning of City to New Zoning Classifications,City of Pequot Lakes.
On August 3, 2004, the City of Pequot Lakes adopted a new Comprehensive Plan and
Future Land Use Map. As part of the implementation of the Comprehensive Plan, the
City updated and adopted a new Land Use and Subdivision Ordinance on June 7, 2005
that conforms to the Future Land Use Map in the Plan and moves the City forward in
executing the policies set forth in the Plan.
The Draft New Zoning Map was presented at the last Planning Commission for
discussion purposes and residents were given the opportunity to comment or ask
questions about the new zoning classifications. Any resident who wished to have a
separate rezoning hearing had the opportunity to sign up for a separate rezoning and those
properties will be left out of this phase of the rezoning process.
Properties to be Rezoned: The properties to be rezoned include all properties within the
City of Pequot Lakes except for those on the attached list. A map showing all parcels that
the Planning Commission has recommended for rezoning has also been attached to this
report. The map and the parcel list can also be viewed online at www.pequotzoning info.
The Planning Commission is recommending approval of the all parcels within the City
except those choosing to have a separate public hearing based on the following findings
of fact:
1. The rezoning is consistent with the City's Comprehensive Plan and Future Land Use
Map-
2. The new zones were created based on the criteria laid out in the new Land Use
Ordinance and the Comprehensive Plan.
3. These rezonings are not being proposed by individual property owners, but are part of
the City's Comprehensive Plan
14084 Baxter Drive, Suite 7
Baxter, MN 56401
(218) 828-3064
www.communitygrowth.com
