They tabled one of <br /> the public hearings requesting more information, and they tabled the metes and bounds <br /> subdivision application. The Planning Commission is forwarding you the following <br /> recommendation for your consideration: <br /> 1. Conditional Use Permit for Retreat Rental Space. Lori Westlund, applicant. <br /> The Westlund property is located just east of Highway 371 on Government Drive and is <br /> zoned Exempt Commercial. The applicant proposes to construct a commercial building <br /> (40' x 96')that would house a retail scrapbooking store on the first floor with a retreat <br /> rental space on the second floor. Ms. Westlund also proposes to include an area for off- <br /> street parking in front of the building. The existing Ordinances do not directly provide for <br /> transient rental uses in an Exempt Commercial zone, and so the proposed use would <br /> require a conditional use permit. <br /> The Planning Commission unanimously recommends that you approve the <br /> conditional use permit. The recommendation is based on the following findings of <br /> fact: <br /> 1. The property is properly zoned for commercial use as it is zoned Exempt <br /> Commercial. <br /> 2. The property meets the minimum lot width of 50 feet. There is not a minimum lot <br /> size in the Exempt Commercial zone. <br /> 3. The proposed use meets the impervious coverage limit of 75 percent, having <br /> approximately 54 percent impervious coverage. <br /> 4. The proposed structure falls under the maximum building height of 35 feet, being 30 <br /> feet high. <br /> 5. The proposed use would not be detrimental the public health, safety, or welfare. <br /> 6. The property is located on an existing road, Government Drive, with sufficient <br /> capacity to handle the increased traffic caused by the new business. <br /> 7. The proposed use is compatible with adjacent land uses. <br /> 8.
