17. The proposal includes no increase in City road maintenance costs, yet will increase
city tax revenue. A cost-benefit analysis indicates no long-term cost for the Pequot
Lakes taxpayer from this development. In fact, this development will produce more
taxes than the existing development.
The Commission further recommends that the following conditions be included in a
motion to approve:
1. The road plan shall be reviewed by the City Engineer and emergency response
personal to ensure that emergency responders can service the property.
2. The bylaws, CIC documents, and any other required legal documents of the
subdivision shall be reviewed by the City Attorney.
If you have questions or concerns, please do not hesitate to contact me. You can reach me at
218-828-3064 or by email at marohn@communitygrowth.net.
Sincerely,
COMMUNITY GROWTH INSTITUTE
Charles Marohn,PE
Pequot Lakes City Planner
Cc: Planning Commission
Dawn Bittner, Zoning Administrator
217 South 7th Street, Suite 114 9
Brainerd, MN 56401
(218) 828-3064
www.communitygrowth.com
