CommuNrrYGROWTH <br /> I N S T I T U T E <br /> October 25, 20o6 <br /> Mayor and City Council <br /> City of Pequot Lakes <br /> 4638 County Road ii <br /> Pequot Lakes, MN 56472 <br /> Re: Planning Commission Report <br /> Dear Mayor and City Council, <br /> The Planning Commission met for their regularly scheduled October meeting where they held <br /> three public hearings — one was tabled for more information and one was already forwarded to <br /> the Council for review. The Planning Commission is forwarding the following recommendation <br /> for your consideration: <br /> 1. HEARING: Final Plat of Buschmann Addition, Housing and Redevelopment <br /> Authority. <br /> Buschmann Addition is located within the preexisting Biggs Addition in the central part of <br /> the City, located on Oak Street. The development consists of Lots 21, 22, 23, and 24 and is <br /> currently zoned Urban Residential. The subject property totals 28,165 square feet in size. <br /> The applicant proposes to take the four existing lots replat the area into three lots. The <br /> proposed subdivision will increase the size of each lot and reduce the total number of new <br /> houses from four to three. The applicants applied for and previously received preliminary <br /> plat approval subject to the following conditions: <br /> 1. The existing dwelling is removed prior to construction of any new structures. <br /> 2. The existing non-conforming shed, currently located on the west property line of the <br /> proposed Lot 1, shall be removed or relocated so that it conforms to all required <br /> setbacks. <br /> THE PLANNING COMMISSION IS UNANIMOUSLY RECOMMENDING THAT <br /> THE FINAL PLAT OF BUSCHMANN ADDITION BE APPROVED BASED ON THE <br /> FOLLOWING FINDINGS OF FACT: <br /> 1. The applicant has complied with the two conditions placed on the preliminary plat <br /> approval as both structures have been removed. <br /> 2. The applicant has submitted Title Insurance showing conformance with those parties on <br /> the plat. <br /> 3. The Final Plat agrees with the Preliminary Plat. The design has not changed since <br /> preliminary plat approval. <br /> 4. The City Attorney has reviewed the plat and agrees that all parties with an interest in the <br /> property are shown as signers of the document. <br /> 5. The proposed plat does not include any new improvements as this is a re-platting of lots <br /> within an existing subdivision.All roads and other improvements are already in place. <br /> 6. The applicant has submitted a plat check completed by an independent Professional <br /> Land Surveyor. <br />
