COMMUNITYGROWTH <br /> September 25, 20o6 1 N S T 1 T U T E <br /> Mayor and City Council <br /> City of Pequot Lakes <br /> 4638 County Road ii <br /> Pequot Lakes,MN 56472 <br /> Re: Planning Commission Report <br /> Dear Mayor and City Council, <br /> The Planning Commission met for their regularly scheduled September meeting where they held <br /> six public hearings.They are forwarding the following recommendations for your consideration: <br /> 1. HEARING: Rezoning from Medium Density Residential to Downtown Mixed <br /> Use. City of Pequot Lakes, applicant. Parcel No. 2901422ooB00009, St. Alice's <br /> Church,property owner. <br /> The property in question is located just to the south of County Highway li near the <br /> intersection of Washington Street and Butler Street. The property is approximately 1.8 acres <br /> in size, is currently developed as a church, and was previously zoned Medium Density <br /> Residential under the old Ordinance. The surrounding properties have all been rezoned to <br /> Downtown Mixed Use. <br /> THE PLANNING COMMISSION IS UNANIMOUSLY RECOMMENDING THAT <br /> PARCEL NO. 2901422ooB00009 BE REZONED TO DOWNTOWN MIXED USE <br /> BASED ON THE FOLLOWING FINDINGS OF FACT: <br /> 1. The proposed rezoning to Downtown Mixed Use would be consistent with the City's <br /> Comprehensive Plan which states that properties in the downtown are suitable for mixed <br /> uses. <br /> 2. The proposed rezoning to Downtown Mixed Use is consistent with the Future Land Use <br /> Map,which designates this area as a future Downtown Mixed Use area. <br /> 3. The property currently is a church and churches are conditional uses in the Downtown <br /> Mixed Use zone. <br /> 4. The proposed rezoning to Downtown Mixed Use meets the compatibility requirements <br /> for the zone as the surrounding parcels are all zoned Downtown Mixed Use. <br /> 5. The subject property meets the purpose and intent of the Downtown Mixed Use zone as <br /> it would allow redevelopment to a mix of high-density residential and commercial uses. <br /> 6. The property meets the minimum lot size requirement of 2,250 square feet for the <br /> Downtown Mixed Use zone,being it is 1.8 acres,or approximately 78,400 square feet. <br /> 7. The property meets the minimum lot width standard of 25 feet for the Downtown Mixed <br /> Use zone. <br /> 8. Rezoning to Downtown Mixed Use would not constitute a down-zoning but would <br /> increase the variety of uses that would be allowed or permitted on the property. <br /> 2. HEARING: Rezoning of Lots 1, 2, & 3 of Rush Bay. City of Pequot Lakes, <br /> applicant. Lot i, Parcel # 2911600iooi000g, Larry Greden,property owner.
