Pequot Lakes Storm Drainage Utility
Since Category 2 (Residential) makes up the majority of parcels, to simplify the
system, many Cities set an average size for a residential parcel to be used in the
above formula.
The average acreage of a Residential lot in Pequot Lakes is 0.333 (1/3) acres.
Actual acreages are used for the remaining categories.
Based on the compilation and analysis of parcel data and maps, following is an
estimate of the categories and the parcels in each of the categories:
Average
No. of Total Parcel Total REF
Category Description REF Parcels Acres Size Acres
1 Vacant 0.2 --- --- 0.00 0
2 Residential 1.0 291 --- 0.33 96
3 Medium Density 2.3 32 99 3.09 228
Non-residential
4 High Density 4.0 49 36 0.74 145
Non-residential
Totals: 372 --- --- 468
NOTES:
1. The Vacant category does not have any parcels, as billing them was presently a
difficulty.
2. A size of 0.33 acres per parcel was used for Residential when calculating the
Total REF Acres.
3. Remember, these categories are from a storm drainage perspective and not
necessarily from a zoning perspective.
Using the above Total REF Acres for each category, the following amounts can be
generated (I believe the City Council settled on a monthly rate of$8.00 per REF Acre
per month):
C:\My Documents\City Clerk\Storm Drainage Utility\Storm Drainage'_iti?ity Explanation-Aug 4 2005.doc
