i. The proposed rezoning to Forest Management is consistent with the City's <br /> Comprehensive Plan and Future Land Use Map,which designates these areas as such. <br /> 2. The subject property is surrounded by properties that have been rezoned to mostly <br /> Forest Management, with Recreation properties to the east. Properties to the north of <br /> County Highway i1 have been rezoned to Rural Residential. <br /> 3. The adjoining property to the west of"22" is proposed to be rezoned to Agriculture and <br /> the property to the northwest is proposed to be rezoned to Transition Residential. <br /> 4. The Forest Management Zone is compatible with the Agriculture, Rural Residential, <br /> Transition Residential, Commercial,and Light Industrial zones. <br /> 5. All four of the properties were zoned Forestry under the previous Ordinance, which <br /> required a minimum lot size of 10 acres. The Forest Management zone has a minimum <br /> lot size of io acres. <br /> 6. All four properties meet the minimum lot size for the Forest Management zone, being <br /> roughly 4o acres in size. <br /> 3. Preliminary Plat of Trailside Estates, Carl and Colleen Smith. The property in <br /> question is located just north of downtown on County Road 112, with the southern parcel zoned <br /> Urban Residential and the northern parcel zoned Transition Residential. (Note: The Forsberg <br /> property in the northeast corner of the area outlined in blue is not part of this application). <br /> 3 <br /> ` O <br /> i <br /> <w <br /> I <br /> Grove St ` <br /> Prr' 7 <br /> In total, the property measures 14.18 acres. The applicant proposes to subdivide this property <br /> using Rural Conservation standards into 53 residential lots, which include 31 single family lots <br /> and 11 duplex lots(22 units). There are three outlots reserved for trail access,vegetative buffer, <br /> and drainage purposes.
