To: Pequot Lakes Planning&Zoning
From: Curt &Jackie Cogan
31368 Co. Rd. 112
Pequot Lakes
Date: March 8, 2006
Subject: Request for reconsideration of zoning.
We will be out of town and unable to attend the meeting on March 8, 2006. A request
concerning adjoining properties to ours is on the agenda. We offer the following
comments.
While we're not against the properties surrounding us to be developed, we are opposed to
the urban residential classification. Urban residential can lead to maximum densities
allowed, as proposed in the Trailside Estates plat. Depending on if city sewer and water
are utilized there could be up to 181 units on this small 13 acre tract. This means that
each unit would have a whopping .07 acres. This seems like something reserved for the
most crowded of cities. Pequot is far from this.
To realize the impact, it's important to study some numbers of what a dense development
such as this would mean. For example, if there were even 80 units and each had an
average household of four people, this additional 320 people would increase the
population of the city by 17%. This would be done on an area that is about 0.16%of the
total area of the city and each unit would be on a very, very small .16 acre parcel. This
seems too extreme and the density seems unnecessary and does not fit with surrounding
properties. What is, and what should be the goal in this zoning?? As a whole, what
would we like to see as the final outcome?
The transition residential, with houses on larger lots, we believe fits the area and small
town atmosphere, much better.
We thank you for your time and consideration with this matter.
r 4 CCU.
