6. Each of the proposed lots meets the minimum lot width of 300 feet for the Forest <br /> Management zone,with each having at least 330 feet of width. <br /> 7. The proposed lot layouts are compatible with the existing layout of surrounding <br /> properties,being similar to those on the west side of 9a'Avenue SW. <br /> 8. The proposed side lot lines are at right angles with existing roads and are similar to those <br /> existing on the west side of 9th Avenue SW. <br /> 9. The Rural Residential zone is compatible with the Agriculture, Forest Management, <br /> Transitional Residential,and Recreation Zones. <br /> io. Each lot meets the minimum requirement of 33 feet of frontage on a public right-of-way, <br /> with each having more than 300 feet of frontage on 9th Avenue SW. <br /> ii. The applicant has proposed designating the western 26.5 feet of the property as right-of- <br /> way for 9a' Avenue SW. The road currently does not have any right-of-way designated, <br /> and the western half of the road falls in Loon Lake Township in Cass County. <br /> 12. While the applicant has not shown any proposed future driveways, Mike Loven of the <br /> Roads and Streets department has advised that the future property owner of Lot 1 place <br /> their driveway south of the bend in the road to the north.Also,no culverts will be needed <br /> for driveways as the area is generally flat. <br /> Planning Commission Direction: The Planning Commission may recommend that the City <br /> Council approve or deny the preliminary plat. Findings of fact should be noted in either case. <br /> Should the Planning Commission choose to table the application, direction should be provided <br /> on the additional information needed on which to base a decision. <br /> Staff Recommendation: Based on the findings of fact presented in this report, the Staff <br /> recommends approval of the proposed subdivision. <br /> The applicant should note that a park dedication fee is required for approval of the final plat for <br /> the subdivision.
