Dear Pequot Lakes City Council,
I was planning on attending tonight's meeting but I'm in Duluth visiting our newest
grandson born on Sunday. Priorities...
My appeal to the Nordenstua Park Dedication fee began many months ago. The catalyst
for the appeal was Wilderness Point development being assigned a$500/lot fee while my
development at Nordenstua, a similar conservation designed planned unit development,
was assigned a $15,000 fee for the 13 new lots, or roughly $1153/lot.
It was apparent the system lacked consistency and fairness on how fees were set. Upon
further investigation it was discovered that a new state statute had given more strict
guidelines on how the fees were to be determined. Over the last several months P&Z
developed a formula and fee structure that now meets State Statutes and provides a fair
assignment of Park fees to all new development. Having personal involvement in the
process as a member of P&Z, I believe the new formula is very good and will be fair to
all future developments. However, having said that...
Using the new formula my Park fee is $7536.($580/lot) At$500/lot as compared to
Wilderness Point my fee would be $6500. Since we started the appeal process long
before the new amendment to the Park fees I still feel Nordenstua should have been
assigned fees comparable to those given to the Wilderness Point development, that being
$500 per lot. It seems to me like the right thing to do.
But please know that what you decide between the two I will accept. I have been unable
to record the final plat until this decision is made.
Thank you
Scott Pederson
