A copy of the presentation and <br /> financial analysis i I a part of these Minutes. He stated that there are certain <br /> businesses that do re on traffic volumes. The alternate alignment would be a positive <br /> for development of e City. Assuming that 25% of the parcels adjacent to the alternate <br /> alignment would be converted to commercial/industrial zoning, the tax capacity would <br /> increase. Local commercial and light industrial would see a significant rate of growth. <br /> Businesses that are dependent on traffic counts could see flat or potentially modest <br /> negative impact. Specialty retail wouldn't be negatively impacted. <br /> School enrollment was used to gauge population increases. Open enrollment has <br /> increased also.
