The Planning Commission is forwarding the following recommendation <br /> for your consideration: <br /> 1. HEARING: Preliminary Plat of Mayo Acres, Brian Pahl. <br /> The property in question is located in the southwestern corner of the City on the east side of <br /> 9th Avenue SW. The property is approximately 41 acres in size and is currently zoned Forest <br /> Management (FM). The property does not contain any existing dwellings or structures. The property is approximately 41 acres in size and is currently zoned Forest <br /> Management(FM).The property does not contain any existing dwellings or structures. <br /> THE PLANNING COMMISSION IS UNANIMOUSLY RECOMMENDING THAT <br /> PRELIMINARY PLAT OF MAYO ACRES BE APPROVED BASED ON THE <br /> FOLLOWING FINDINGS OF FACT: <br /> 1. The land in the proposed development is properly zoned Forest Management as the <br /> majority of the property currently contains tree cover. The land is suitable in its natural <br /> state for the proposed development with minimum alteration. <br /> 2. The land does not contain natural features that will significantly constrain future <br /> development on the property. The land is generally flat and forested, with a portion of a <br /> wetland located in the far southeastern portion of Lot 4 of the property. <br /> 3. The property is not adjacent to public sewer, but the applicant has show that each <br /> property has sufficient room to accommodate two on-site septic treatment systems. <br /> 4. The proposed subdivision does not contain provisions for water-based recreation as non <br /> of the properties contains direct access to a public water. <br /> 5. Each of the proposed lots meets the minimum lot size of 10 acres for the Forest <br /> Management zone, with each being 10 acres in size. Each property also meets the <br /> minimum buildable lot area of 5 acres, with each having more than five acres of <br /> buildable area as the only constraining feature is located in the far southeastern corner of <br /> Lot 4(the wetland). <br /> 6. Each of the proposed lots meets the minimum lot width of 300 feet for the Forest <br /> Management zone,with each having at least 330 feet of width. <br /> 7. The proposed lot layouts are compatible with the existing layout of surrounding <br /> properties,being similar to those on the west side of 9th Avenue SW. <br /> 8. The proposed side lot lines are at right angles with existing roads and are similar to those <br /> existing on the west side of 9th Avenue SW. <br /> 9. The Rural Residential zone is compatible with the Agriculture, Forest Management, <br /> Transitional Residential,and Recreation Zones. <br /> 1o. Each lot meets the minimum requirement of 33 feet of frontage on a public right-of-way, <br /> with each having more than 300 feet of frontage on 91h Avenue SW. <br />
