6. Neither Tract A or Tract B meets the minimum buildable lot size of five acres for the RR <br /> zone. The proposed subdivision, however, would reduce the nonconformity of these <br /> parcels, reducing the total number of parcels and increasing the size of the southern <br /> tracts by io,000 square feet each. <br /> 7. Neither tract meets the minimum lot width of 200 feet as both properties are loo feet <br /> wide. These parcels had pre-existing at this lot width, and the subdivision does not <br /> propose to reduce the existing width of either tract. <br /> 8. Both lots meet the impervious coverage limit of 15%for the RR zone,with Tract A having <br /> approximately 15%and Tract B having roughly 12%coverage. <br /> 9. The proposed lot layouts are compatible with the existing layout of adjoining properties <br /> as the proposed subdivision seeks to extend the length of the existing southern tracts to <br /> encompass the area in the northern existing parcel. The proposed lot lines are parallel <br /> and perpendicular to existing lot lines. Future development will not be constrained by <br /> the proposed lot layouts. <br /> 1o. The proposed side lot line is at right angles to the existing road line and the property line <br /> of the adjacent property. <br /> 11. Both Tract A and B meet the minimum frontage on public right-of-way requirement of <br /> 33 feet,each having 100.05 feet. <br /> Planning Commission Direction: The Planning Commission can approve the metes and <br /> bounds subdivision, it can develop findings to deny the metes and bounds subdivision, or it can <br /> table the subdivision request to gather additional information on which to base a decision or to <br /> provide the applicant time to modify the proposal. <br /> Staff Recommendation: Based on the findings of fact presented in this report, the Staff <br /> recommends approval of the metes and bounds subdivision. While both Tracts are non- <br /> conforming, approval of the proposed subdivision would reduce the non-conformity of the two <br /> southern parcels,which already contain dwellings. In addition, the proposed subdivision would <br /> eliminate the existence of the northern non-conforming parcel,which also does not have access <br /> to a public right-of-way. <br /> City of Pequot Lakes Staff Report 7-3 <br /> November 16,2Oo6 <br />
