STAFF REPORT <br /> Application: Metes and Bounds Subdivision <br /> Applicant: Michael and Kelly McBrien <br /> Location: 5314 and 5336 County Road ii,one mile east of the intersection of Hwy 371 and <br /> County Road 11 <br /> Background: The property in question is located on the north side of County Highway 11 east <br /> of downtown. The subject property currently consists of three parcels, with the two southern <br /> parcels measuring roughly 30,000 square feet, and the northern parcel measuring <br /> approximately 20,000 square feet. The properties are currently zoned Rural Residential (RR) <br /> and contain a dwelling on each of the southern parcels and a garage on the northern parcel. <br /> ,9 <br /> t i McBrien Property : <br /> Couniy n <br /> • z .� �� 3 M �t <br /> F <br /> The applicant is proposes to split the northern parcel in half and consolidate each half with the <br /> southern parcels. The subdivision would result in Tract A and Tract B, each measuring 40,021 <br /> square feet in size. <br /> Applicable Statutes: The purpose and intent of the Rural Residential(RR)zone is to provide <br /> a zoning classification that allows for low-density residential development. Development in this <br /> zone is without municipal utility service and with only limited demand for accessibility.
