STAFF REPORT <br /> Application: Metes and Bounds Subdivision <br /> Applicant: Ron Schaefer,Little Pine Investments <br /> Location: 31093 North Washington Avenue, on the northwest corner of Washington and <br /> Oriole <br /> Background: The property in question is located on the east side of downtown, and measures <br /> 15,024 square feet in size. The property is currently zoned Downtown Mixed Use (DMU) and <br /> contains a house and a garage on the eastern portion of the property. <br /> 4 w <br /> EleyzSt <br /> o oa <br /> m <br /> 4 <br /> p,;ote <br /> Schaefer Property <br /> r <br /> The applicant is seeking to split the property into two tracts:Tract A to the west would measure <br /> 6,008 square feet,while Tract B would measure 9,016 square feet. <br /> Applicable Statutes: The purpose and intent of the Downtown Mixed Use(DMU) zone is to <br /> provide a zoning classification for a mix of high-density residential and commercial uses. <br /> Development in this zone relies less on automobile traffic and more on walking, biking, and <br /> other similar modes of transportation.
