3. The proposed rezoning to Forest Management meets the compatibility <br /> requirements for the zone as the surrounding parcels are also zoned Forest <br /> Management. <br /> 4. The subject property meets the purpose and intent of the Forest Management zone <br /> to protect the natural environment and preserve undeveloped areas. <br /> 5. The property meets the minimum lot size requirement of 10 acres for the Forest <br /> Management zone as it is roughly 167 acres. <br /> 6. The property meets the minimum lot width standard of 300 feet for the Forest <br /> Management zone. <br /> 7. Rezoning to Forest Management would not constitute a down-zoning since it is <br /> consistent with the existing designation as a Forestry zone and the lot size and <br /> dimension requirements are the same under the new classification as under the <br /> previous Ordinance. <br /> 8. Rezoning to Commercial would be inconsistent with the Comprehensive Plan and <br /> Future Land Use map, which seeks to create a concentrated commercial district in <br /> the core downtown area. <br /> 9. Rezoning to Commercial would not meet the compatibility requirements for the <br /> Commercial district as the subject properties do not serve as a buffer between <br /> higher intensity commercial areas and surrounding residential districts. <br /> All members voted "aye". Motion carried. <br /> Applicant: City of Pequot Lakes <br /> Applicant requests to Rezone from Agricultural and Rural Residential to Forest <br /> Management,Agriculture and Rural Residential. Robert and Joan Moberg, <br /> property owners. Parcel Identification Numbers: 2902331001300009, <br /> 290233100B00009,290233300A00009, and 2902333001100009. <br /> Mr. Marohn explained the Staff Report. The Planning Commission pointed out that the <br /> northwest parcel adjacent to the spray irrigation field zoned as Rural Residential might <br /> encourage development. Rezoning that 16 acre parcel to Agriculture would be buildable <br /> with 80%lot size. Keeping that parcel as Agriculture meets the requirements. <br /> A motion was made by Dean Williams, seconded by Tom Adams,to recommend Parcel <br /> No. 290233300B00009 be rezoned to Rural Residential, Parcel No. 290233100B00009 <br /> (east)be rezoned to Forest Management, and Parcel Numbers.290233100B00009 (west) <br /> and 29023330OA00009 be rezoned to Agriculture,based on the following Findings of <br /> Fact: <br /> 1. The proposed rezoning to Forest Management, Agriculture and Rural Residential, <br /> respectfully, would be consistent with the City's Comprehensive Plan in that the <br /> area a mix of agriculture and undeveloped, forested land and is currently <br /> designated a mix of Agricultural and Rural Residential under the old Ordinance. <br /> 2. The proposed rezoning to Forest Management, Agriculture and Rural Residential <br /> is consistent with the Future Land Use Map. <br /> 3.
