STAFF REPORT <br /> Application: Final Plat of Buschmann Addition <br /> Applicant: Housing and Redevelopment Authority <br /> Background: Buschmann Addition is located within the preexisting Biggs Addition in the <br /> central part of the City,located on Oak Street. The development consists of Lots 21, 22, 23, and <br /> 24 and is currently zoned Urban Residential. The subject property totals 28,165 square feet in <br /> size. <br /> ' "' <br /> o <br /> Buschmann Addition <br /> W N <br /> The applicant proposes to take the four existing lots replat the area into three lots.The proposed <br /> subdivision will increase the size of each lot and reduce the total number of new houses from <br /> four to three.The applicants applied for and previously received preliminary plat approval. <br /> Applicable Statutes: To obtain final plat approval, an applicant must fulfill the final plat <br /> requirements contained in the Ordinance and must also meet any conditions imposed by the <br /> City during the preliminary plat approval. The applicant received approval of the preliminary <br /> plat, with three lots measuring roughly 9,500 square feet in size, subject to the following <br /> conditions: <br /> 1. The existing dwelling is removed prior to construction of any new structures. <br /> 2. The existing non-conforming shed, currently located on the west property line of the <br /> proposed Lot 1, shall be removed or relocated so that it conforms to all required <br /> setbacks. <br /> Section 9.3,Subdivision 8 requires that the following concurrent documents be submitted with a <br /> final plat application: <br /> City of Pequot Lakes Staff Report 1-1 <br /> October 19,2oo6 <br />
