Trailside Estates <br /> A pre-development meeting was held on July 20, 2006. Present were: Tim Houle, City <br /> Engineer;Brian Drown and Will Hoyt, Landecker and Associates, Project Designers; <br /> Corky Smith, Developer;Justin Bolz-Andolshek and Tom Ryan, City Councilmen;Brett <br /> Twardy, Public Utilities Superintendent;and Dawn Bittner,Zoning Administrator. <br /> The subject of this meeting was to discuss items to be included in the Developer <br /> Agreement. The City Council will need to give City Staff direction regarding the City's <br /> financial responsibility for this development. The following items were discussed: <br /> The developer will pay for the following: <br /> 1. All sanitary sewer, lift station(Flygt pumps, backup generator and plug-in), <br /> watermain(C-900 pipe and HDPE services instead of copper), storm drainage, <br /> and street construction improvements except those specifically listed to be paid <br /> for by the City. <br /> 2. Provide right-of-way and easements for all improvements that the City will be <br /> taking over. <br /> 3. All engineering, legal,MPCA permits, MDH permits, and other permits. <br /> 4. All costs for the City Engineer to review the construction drawings, specifications <br /> (using City Engineers Association of MN and MnDOT specifications) and a unit <br /> price/line item cost estimate prior to the developer selecting a contractor and <br /> moving forward with construction. <br /> 5. All costs for the City Engineer to observe the construction. <br /> 6. All costs for any consultant the City may need to contact. <br /> 7. All costs for installation of street lights. Style and wattage will need to be <br /> discussed. <br /> The City will pay for the following: <br /> 1. The cost difference between 6-inch and 10-inch diameter watermain along County <br /> Road 112. <br /> 2. The gravity sanitary sewer under Trailside Road from Trailside Loop to County <br /> Road 112. <br /> 3. Fifty percent of the cost of the lift station and forcemain. <br /> 4. Credit back the WAC and SAC fees for 10 homes or whatever actual costs are. <br />
