I <br /> 1. All three proposed lots meet the minimum buildable lot size of 6,250 square feet <br /> for the Urban Residential zone, each having over 9,200 square feet of area. The <br /> land is able to be built upon with minimum alteration required. <br /> 2. The property currently contains a dwelling and two sheds. The existing house <br /> would fall on the lot line between the proposed Lots 1 and 2 and would need to be <br /> removed. The larger shed is currently located on the western portion of the <br /> proposed Lot 1 and extends somewhat into the adjacent right-of-way. This <br /> structure would also need to be removed or relocated. <br /> 3. All three proposed lots have access to municipal sewer. <br /> 4. The property is not along a shoreline and so provisions for water-based recreation <br /> are not proposed with this development. <br /> 5. Each lot is larger than the minimum buildable area and has more than the <br /> minimum lot width of 50 feet as required by ordinance. Each lot contains ample <br /> space for the construction of dwellings that would meet all required setbacks. <br /> 6. The proposed lot layouts are compatible with existing development in the area <br /> and will not negatively impact future development in the area. The surrounding <br /> area is already platted, except the Cemetery land to the east. <br /> 7. The lot lines are straight and join existing lot lines at right angles. <br /> 8. Each lot exceeds the minimum amount of required right-of-way frontage, 33 feet, <br /> with Lot 1 having 68 feet of frontage on Oak Street, and Lots 2 and 3 each having <br /> 66 feet of frontage. <br /> subject to the following: <br /> 1. The existing dwelling is removed prior to construction of any new structures. <br /> 2. The existing non-conforming shed, currently located on the west property line of <br /> the proposed Lot 1, shall be removed or relocated so that it conforms to all <br /> required setbacks. <br /> All members voted"aye". Motion carried. <br /> ADDITIONS OR DELETIONS TO AGENDA: <br /> Mr. Adams stated that structure height in the Shoreline Residential zone should be <br /> addressed when the Planning Commission discusses accessory structure maximum square <br /> footage. It seems the Variance granted to Mr. Ritter did not allow him to have the size <br /> door he needed. Mr. Marohn explained the definition of building height and Mr. Adams <br /> was going to contact Mr. Ritter. <br /> OPEN FORUM: None. <br /> FUTURE ROAD PLAN: <br /> Mr. Marohn explained the Staff Report and explained that he compared the Road Plan <br /> with the Comprehensive Plan and recommended that any road plan adopted should be <br /> amended into the Transportation Section of the Comprehensive Plan.
