Lot Width—feet,minimum........................................................................50 <br /> Buildable Lot Area—unsewered,square feet,minimum..................20,000 <br /> Staff Findings: The Staff provides the following findings of fact for consideration by the <br /> Planning Commission: <br /> 1. The proposed rezoning to Forest Management would be consistent with the City's <br /> Comprehensive Plan in that the area is forested and undeveloped and is was designated a <br /> Forestry zone under the old Ordinance. <br /> 2. The proposed rezoning to Forest Management is consistent with the Future Land Use <br /> Map,which designates this area to forestry. <br /> 3. The proposed rezoning to Forest Management meets the compatibility requirements for <br /> the zone as the surrounding parcels are also zoned Forest Management. <br /> 4. The subject property meets the purpose and intent of the Forest Management zone to <br /> protect the natural environment and preserve undeveloped areas. <br /> 5. The property meets the minimum lot size requirement of io acres for the Forest <br /> Management zone as it is roughly 167 acres. <br /> 6. The property meets the minimum lot width standard of 300 feet for the Forest <br /> Management zone. <br /> 7. Rezoning to Forest Management would not constitute a down-zoning since it is <br /> consistent with the existing designation as a Forestry zone and the lot size and <br /> dimension requirements are the same under the new classification as under the previous <br /> Ordinance. <br /> 8. Rezoning to Commercial would be inconsistent with the Comprehensive Plan and Future <br /> Land Use map, which seeks to create a concentrated commercial district in the core <br /> downtown area. <br /> 9. Rezoning to Commercial would not meet the compatibility requirements for the <br /> Commercial district as the subject properties do not serve as a buffer between higher <br /> intensity commercial areas and surrounding residential districts. <br /> Planning Commission Direction: The Planning Commission can recommend that the City <br /> Council approve,deny,or table this rezoning. <br /> Staff Recommendation: Based on the findings of fact presented in this report, the Staff <br /> recommends that the property be rezoned to Forest Management as it is consistent with the <br /> Comprehensive Plan and Future Land Use Map and is compatible with the surrounding <br /> properties which are zoned Forest Management. <br /> City of Pequot Lakes Staff Report 3-3 <br /> September 21,2oo6 <br />
