STAFF REPORT <br /> Application: Rezoning of Lots 1,2,&3 of Rush Bay <br /> Lot i,Parcel#29116owoomog,Larry Greden,property owner <br /> Lot 2,Parcel#291160010020009,Todd Kellogg,property owner <br /> Lot 3,Parcel# 2911600100300o9,Gerald Calhoun,property owner <br /> Applicant: City of Pequot Lakes <br /> Background:The subject properties are located on the western shore of Sibley Lake(GD Lake) <br /> and were all zoned Waterfront Commercial under the previous Ordinance. Lots 1 and 2 are <br /> roughly 1.5 acres in size, with Lot 3 being about 1.2 acres in size. Properties to the north and <br /> south have been rezoned to Shoreline Residential. <br /> 0 <br /> lit Lofsw•re previously <br /> � Wo1•rkoM Comm•►ca1 <br /> LOT 1 <br /> LOT 2 <br /> 1 <br /> • <br /> LOT 3 <br /> Old:Medium Density Residential <br /> New:Shoreline Residential <br /> Mr.Greden and Mr.Kellogg had chosen to opt out of the City-wide rezoning held last year in the <br /> summer. This is their separate public hearing to rezone their properties to a classification in <br /> compliance with the new Land Use Ordinance. Mr.Calhoun's property was included at this time <br /> because it is likely that Mr.Calhoun's property(Lot 3)was incorrectly rezoned. <br /> Applicable Statutes: Section 5.1,Subdivision 7 outlines the criteria that should be considered <br /> when amending the official zoning map or establishing a zoning classification: <br /> A. Preservation of natural sensitive areas. <br /> B. Present ownership and development. <br /> C. Shoreland soil types and their engineering capabilities. <br /> D.
