7. The lot lines are straight and join existing lot lines at right angles. <br /> 8. Each lot exceeds the minimum amount of required right-of-way frontage, 33 feet, with <br /> Lot 1 having 68 feet of frontage on Oak Street, and Lots 2 and 3 each having 66 feet of <br /> frontage. <br /> Planning Commission Direction: The Commission can recommend approval of the <br /> preliminary plat, recommend denial, or table the request if additional information is needed. If <br /> the recommendation is for approval or denial,findings of fact should be cited. <br /> Staff Recommendation: Based on the findings of fact presented in this report, the Staff <br /> recommends approval of the preliminary plat with the following conditions: <br /> 1. The existing dwelling is removed prior to construction of any new structures. <br /> 2.
