STAFF REPORT <br /> Item: Industrial/ Business Park Uses <br /> Background: The Staff has been working to keep information regarding the Business Park <br /> updated for potential buyers of properties within the Business Park, which is zoned Light <br /> Industrial. The Staff recently noticed discrepancies between the uses that are currently allowed <br /> in the Business Park and what had previously been allowed under the old ordinance. <br /> Previous Ordinance Ordinance <br /> Permitted Uses Permitted Uses <br /> Office building Animal grooming establishment <br /> Bottled gas,storage,and distribution Artist's studio <br /> Building components,manufacturing,sales,and storage Industrial use <br /> Paper products,manufacturing,sales,and storage Open storage <br /> Assembly and manufacturing Signs,directory <br /> Contractor equipment and storage Warehousing <br /> Farm implement dealer <br /> Storage facilities <br /> Repair shops <br /> Conditional Uses Conditional Uses <br /> Automobile and truck repair Adult use <br /> Body shop Animal boarding facility <br /> Crematorium Auto salvage yard <br /> Laboratory Commercial Use(Other,not classed) <br /> Parking lot Dwelling,Apartment <br /> Professional offices Exterior storage <br /> Broadcasting station Planned Unit Development <br /> Clear cutting of vegetation Vegetation removal,intensive <br /> While the general uses allowed are not significantly different, the issue lies in the perception of <br /> what is allowed. Potential buyers may look at the current list of permitted and conditional uses <br /> and not find a use that fits their needs.
