MINUTES <br /> PEQUOT LAKES PLANNING AND ZONING COMMISSION <br /> REGULAR MEETING <br /> DECEMBER 15,2005 <br /> PRESENT: Bill Habein, Dean Williams, Tom Adams, Tom Woog, Roger Varilek and <br /> Scott Pederson. ABSENT: Mark Hallan and John Derksen. <br /> CITY PLANNER: Charles Marohn, PE. <br /> ZONING ADMINISTRATOR: Dawn Bittner. <br /> CITY COUNCIL LIAISON: Dave Sjoblad. <br /> The meeting was called to order at 6:35 p.m. by Chairman Woog. <br /> MARK HALLAN ARRIVED AT 6:37 p.m. <br /> APPLICANT: City of Pequot Lakes <br /> Applicant requests to rezone from Forestry to AgricultureāArlen Sergent. Parcel No. <br /> 290271402A00009. <br /> A motion was made by Tom Adams, seconded by Scott Pederson,to table this matter. <br /> All members voted"aye". Motion carried. <br /> APPLICANT: Carl and Colleen Smith. <br /> Applicant requests Preliminary Plat of Trailside Estates. <br /> Carl Smith was present. Mr. Marohn stated he had met with Mr. Smith and Pat Trottier <br /> of Landecker and Associates to discuss an alternative plan. Mr. Smith presented a Sketch <br /> Plan with a new layout. Mr. Smith stated that he has reduced the number of lots from 81 <br /> to 64 with a park area. Each home would have its own yard. He would rather not have <br /> an association. Each homeowner would be responsible for their own yard. Each home <br /> would have privacy in the back yard. Lot sizes would vary. The building sites would be <br /> 40' X 64'. <br /> Mr. Marohn stated that Conservation Design requirements do not have a minimum lot <br /> size. This plan is very close to meeting the open space requirements. <br /> Planning Commission 1 <br /> December 15, 2005 <br />
