�- STAFF REPORT <br /> Application: Metes and Bounds Subdivision <br /> Applicant: Kevin Wittwer <br /> Background: The subject property is located in the northern part of the City on County Road <br /> 16.The property measures approximately 16.4 acres in size and is zoned Rural Residential.The <br /> property currently contains a dwelling, detached garage, and several accessory structures. The <br /> remainder of the lot is mostly wooded. <br /> r <br /> wttwer Property <br /> fir.. . <br /> The applicant proposes to subdivide the property into two tracts:Tract A measuring 5.o acres in <br /> the northeast portion of the property, and Tract B measuring 11.4 acres and size and consisting <br /> of the remainder of the property. <br /> Applicable Statutes:The purpose and intent of the Rural Residential (RR) zone is to provide <br /> a zoning classification that allows for low-density residential development. Development in this <br /> zone is without municipal utility service and with only limited demand for accessibility.
