3. The Open Space zone is compatible with every other zoning classification, so there are <br /> not any incompatibility issues with surrounding properties. <br /> 4. There are not any lot, use, and density requirements for the Open Space zone as any size <br /> property can be zoned Open Space. <br /> 5. Rezoning to Open Space would not constitute spot zoning as the Open Space zone does <br /> not grant the landowner any privileges that are not available in the surrounding zoning <br /> districts,but rather restricts development privileges. <br /> 6. The rezoning request to Open Space is consistent with the condition placed on the <br /> Wilderness Point PUD application that this property be rezoned to Open Space. <br /> Planning Commission Direction: The Planning Commission can recommend that the City <br /> Council approve,deny,or table this rezoning. <br /> Staff Recommendation: Based on the findings of fact presented in this report, the Staff <br /> recommends approving the rezoning from Shoreline Commercial to Open Space. <br /> City of Pequot Lakes Staff Report 3-2 <br /> January 19,2006 <br />
