2. Describe character of the area and the existing patterns and uses of the <br /> development in the in the area. How is this proposal consistent with patterns and <br /> uses? <br /> The proposed property is currently zoned agricultural, with two residential units. One <br /> residential property will be incorporated or moved; the other is privately owned and will be <br /> screened. The majority of the land is undeveloped and is primarily open prairie with <br /> native grasses with trees along the perimeter and a wetland in the SE corner. The <br /> development will add seasonal density with the proposed RV Resort. The Potlatch property <br /> is zoned Forest Management on the south; the property has a pending purchase agreement. <br /> The lake property to the east is zoned primarily shoreline residential and is heavily owner <br /> occupied. The use is lake oriented with typical lake ownership usage. The RV Resort will <br /> have no impact on their property. Property to the east abutts Hwy 371 and the primary <br /> traffic use is screened so no adverse is anticipated. The property to the north is rural <br /> residential and will have no impact. It is anticipated the proposed RV Resort will have no <br /> impact or minimal impact, and the change of use to a Resort is consistent with the largest <br /> neighborhood to the east which is Shoreline Residential. <br /> The Consumers Demographic Profile, University of Michigan Study Research published the <br /> following: chart 17&18 <br /> • During the next decade, the baby- boom Cohort, those born in the 20 year period <br /> from 1947 to 1967, represents the potential for substantial growth in the RV resort <br /> development. Chart 1& 2pg 57 est. growth pg 60 <br /> • In 2001, the typical RV owner was 49 years old. Motor home owners were the oldest <br /> at 59. <br /> In 2001, the average income of RV owners was $56,000, which represented an <br /> inflation increase from 1997 (I don't know what that means). <br /> In 2001, the most commonly shared demographic characteristic of RV owners was <br /> their marital status, with 84%being married. Given the average age of RV owners <br /> (49) only 40%had children under 18 living at home. The lowest proportion with <br /> dependent children was for motorhomes (just 18%). <br /> I-Describe the impact on the capacity of existing or planned facilities (sewer, <br /> drainage, other) Describe If additional facilities will be required. Dan you might want to <br /> embellish this. <br /> There will be no impact for the proposed development as it will have self supporting <br /> systems. Septic systems, etc. will be added by developer to meet the code requirements. <br />
