2. The subject property is surrounded by properties that have been rezoned to mostly
Forest Management, with Recreation properties to the east. Properties to the north of
County Highway ii have been rezoned to Rural Residential.
3. The adjoining property to the west of"22" is proposed to be rezoned to Agriculture and
the property to the northwest is proposed to be rezoned to Transition Residential.
4. The Agriculture Zone is compatible with the Forest Management, Rural Residential,
Recreation,and Transition Residential zones.
5. The Forest Management Zone is compatible with the Agriculture, Rural Residential,
Transition Residential,Commercial,and Light Industrial zones.
6. All four of the properties were zoned Forestry under the previous Ordinance, which
required a minimum lot size of io acres. The Agriculture zone has a minimum lot size of
20 acres, while the Forest Management zone has a minimum lot size of to acres.
7. The rezoning to Agriculture would be a down-zoning from the previous zoning
classification. Rezoning to Forest Management would maintain the development options
available for the property owners, consistent with what was previously available.
8. All four properties meet the minimum lot size for both the Agriculture and Forest
Management zones, each being roughly 4o acres in size.
Planning Commission Direction: The Planning Commission can recommend that the City
Council approve,deny,or table this rezoning.
Staff Recommendation: Based on the findings of fact presented in this report, the Staff
recommends that all four parcels be rezoned to Forest Management. Rezoning to this
classification would serve to maintain the rural character of the area while not downzoning any
of the properties from development options afforded to them under the previous zoning
ordinance.
City of Pequot Lakes Staff Report 2-3
April 20,2006
