Because this is a PUD, it is not subject to the normal lot size and density <br /> requirements of the SC zone. The proposal, however, must meet all <br /> setback requirements for the zone. <br /> 2. Dwellings of this size are allowed in the SC zoning district. <br /> 3. The structures in the proposed development meet all side yard, road, and <br /> lake setbacks. <br /> 4. A commercial planned unit development is a conditional use in the SC <br /> zone. <br /> 5. The proposed development would have an overall impervious coverage of <br /> 13.7%, which is within the Ordinance limit of 25% for the SC zone. <br /> + On the CUP Evaluation <br /> 1. The proposed development is an appropriate use in the SC zone as <br /> residential and commercial PUDs are listed as conditional uses in this <br /> zoning district. <br /> 2. The proposed development does not conflict with the City of Pequot Lakes <br /> Land Use Plan, one of the goals of which is to maintain private resorts and <br /> facilities for public recreational use (pg. 65). <br /> 3. The proposed use of residential structures, with appropriate conditions, is <br /> compatible with the existing neighborhood as many of the surrounding <br /> properties are already platted and many have been developed with year- <br /> round and seasonal residential housing.
