STAFF REPORT <br /> Application: Conditional Use Permit for Additional Signage <br /> Applicant: Kermit Sutton <br /> Background: The property in question is located on the corner of Jay Street and Government <br /> Drive, and is about 22,500 square feet in size.The property is currently zoned Downtown Mixed <br /> Use and contains the old firehall building which the applicant has renovated for commercial <br /> purposes. <br /> '. <br /> �r <br /> t Sutton Props,' <br /> 1 <br /> > 1 <br /> The applicant proposes to construct three signs to serve the multiple businesses to be housed in <br /> the structure.Two of the`Type A' signs will be constructed, with one located on the southwest <br /> corner of the lot on Government Drive and the other in the northeast on Jay Street.Each Type A <br /> sign will have a total of 56 square feet of sign area on each side and list the tenants in the <br /> building. The third sign, listed as Tpe B' on the site plan, will be located on the northwest <br /> corner of the lot will have eight(8)square feet of sign area.This sign would direct customers to <br /> the Jay Street side of the building,stating"Additional Shops Around Corner". <br /> The total proposed sign area would be 240 square feet,exceeding the number of signs otherwise <br /> permitted for this property,and thus requiring a conditional use permit. <br /> Applicable Statutes:The purpose and intent of the Downtown Mixed Use zone is to provide a <br /> zoning classification for a mix of high-density residential and commercial uses. Development in <br /> this zone relies less on automobile traffic and more on walking,biking, and other similar modes <br /> of transportation. Infrastructure must be in place to provide on-street parking and walkways,as <br /> well as connection to municipal water and sanitary sewer utilities.
