The proposed <br /> RV resort village will contain 157 lots(5,000 square feet each) for which seasonal water and <br /> sanitary sewer service will be provided. Lot owners in the resort may occupy their site anytime <br /> during the proposed operational season of April through October. There will be no occupancy of <br /> units/lots during the winter season of November through March. It is anticipated that lots will <br /> typically be occupied from mid May through mid September. The proposed resort manager's <br /> residence will remain connected to the existing septic treatment system for the first year or two but <br /> then connected to the new treatment system. This structure may be occupied on a year-round basis <br /> but the sanitary sewer and water systems serving the resort will not operate over the winter period. <br /> Therefore,once this unit is connected to the new system the sanitary sewer service piping will be <br /> arranged to allow usage of a holding tank during the winter months. In addition to the 157 lots, the <br /> resort will have 4 laundry/shower/shelter buildings and an office/entrance gate building. Each of <br /> the laundry/shower/shelter buildings will contain two cloths washers, mens and womens bathrooms <br /> with two showers,two sinks and two water closets each. The mens area may utilize one urinal in <br /> place of one of the water closets. <br /> EPA Onsite Wastewater Treatment Systems manual (EPA/625/R-00/008) and Tennessee Valley <br /> Marina and Campground Wastewater Characterization Screening Study documents were reviewed to <br /> characterize the wastewater flows and strengths. The referenced EPA manual(Tables 3-1 and 3-2) <br /> provides data on average daily wastewater flows and water usage. Mean(average)water use per <br /> person is 70 gallons per day with a median water use of 60 gallons per day per person from these <br /> tables. These values include 8 to 9 gallons per day for leaks in plumbing, fixtures and appliances. <br /> Systems in the RV units should be fairly leak-free and the number of bedrooms/bathrooms will be <br /> similar to a smaller home. A value of 60 gallons per person per day will be used for design. <br /> Utilizing an average occupancy of 2 persons per lot, the daily wastewater flow would be 120 gallons <br /> per day for each of the 157 lots, or 18,880 gpd total. <br /> As noted four buildings are proposed to house laundry facilities for use by resort lot owners and <br /> restrooms with showers for use by resort owner guests. Laundry facility water use is estimated at <br /> 2,250 gpd,which is based on 2 wash loads per week for each lot at 50 gallons per wash cycle. Note <br /> that Table 3-3 in the EPA manual indicates that 15 gallons per person per day is related to clothes <br /> washing in the average flow of 70 gallons per person per day. The figure of 60 gallons per day <br /> provided for some laundry water from the RV sites.
