9. The proposed lot layout is generally compatible with the layout of surrounding <br /> �.. properties and will not hinder the future development of the surrounding area. <br /> io. The side lot line is radial to the OHW of West Twin Lake, but contains a bend to <br /> accommodate the location of an existing structure and equalize the areas of the two <br /> parcels. <br /> ii. The lot adjustment will not alter the drainage regime as no new structures are being <br /> proposed at this time. <br /> 12. No public dedications are being proposed with this lot line adjustment. <br /> Planning Commission Direction: The Planning Commission, when reviewing metes and <br /> bounds lot line adjustment, has the ability to approve the lot line adjustment based on the above <br /> findings. The Commission may also deny the lot line adjustment based on findings. If there is <br /> not sufficient information to make a decision, the Commission may table the application and <br /> request additional information. The Planning Commission makes the final decision on a metes <br /> and bounds subdivision application. <br /> Staff Recommendation: Based on the findings of fact, Staff recommends the approval of the <br /> metes and bounds subdivision request. The lot line adjustment does not create any new <br /> buildable lots, but rather results in two lots of similar size. The lot line adjustment does not <br /> decrease the lot width at the shoreline of either lot, although both fall under the minimum <br /> required.As both lots widen as they move away from the shoreline,the lots are each at least ioo <br /> feet wide at the building line. <br /> The adjustment is compatible with surrounding development and will not change the essential <br /> community character as a result. However,the dwelling on Tract A does not meet the minimum <br /> setback from the OHW of 75 feet.
