5. All buildings shall be earth tone in color and shall be designed, constructed <br /> and positioned to be compatible, in color, character and mass, with the <br /> surrounding land use. <br /> Section 8.2, Subdivision 2 directs the City to consider the following criteria in the examination <br /> of a parcel for suitability as a PUD: <br /> A. Existing recreational use of the surface waters and likely increases in use associated with <br /> planned unit developments; <br /> B. Physical and aesthetic impacts of increased density, <br /> C. Suitability of lands for the planned unit development approach; <br /> A. Level of current development in the area;and <br /> B. Amounts and types of ownership of undeveloped lands. <br /> C. Size of the parcel and amount,if any,of shoreline. <br /> The provisions of Section 8.2, Subdivision 6A through 6C,which regulate density in a PUD,do <br /> not apply as per Section 6.3, Subdivision 5 of the overlay district, which takes precedent and <br /> indicates that there is no set limit on density but hat density will be limited on site <br /> characteristics. <br /> Section 8.2, Subdivision 6(D), which details ongoing requirements for administration and <br /> maintenance,are superceded by Section 6.3,Subdivision 6 of the overlay district. <br /> In addition to the PUD criteria,the overlay district requirements are that the provisions of <br /> Section 8.4,which address campgrounds,are also followed. Those include the following: <br /> i. General-Campgrounds/RV parks shall be considered a form of planned unit <br /> development and administered thereunder as Conditional Uses in the zone where <br /> said use is allowed,except no density increases will be considered. <br /> �.. 2. Minimum parcel size-No campground or recreational vehicle park shall be allowed <br /> on a parcel of less than io acres. <br /> 3. Dwelling site requirements-The dwelling sites must conform to the Minnesota <br /> Department of Health Standards and the following: <br /> A. Campsites or recreational vehicle sites shall have a minimum of 3,000 square <br /> feet designated for each family unit,with a minimum of 40 feet,center to <br /> center. <br /> B. A strip of land with a minimum width of 40 feet shall be reserved for a service <br /> road adjacent to each of the designated sites. <br /> C. Parking shall be off the road. <br /> D. Recreational facilities as determined by P.U.D. <br /> E. A water system capable of providing loo gallons per site,per day,at 20 psi at <br /> the most remote fixture for RV sites,or within 400 feet of each campsite for <br /> non RV sites. <br /> F. Conforming onsite sewage collection and disposal system sized for ioo <br /> gallons per campsite per day. <br /> G. Solid waste facilities consisting of one 30 gallon can for each 4 campsites or <br /> one dumpster for each 20 sites,constructed to prevent overturning or cover <br /> removal by animals,and screened. <br /> H. Fire pit for each campsite. <br /> I. Campsites for recreational vehicles shall have sewer connection,water <br /> connection and electric connection,or recreational vehicles shall be self- <br /> contained and a wastewater disposal station for the first and each ioo such <br /> vehicles at least 5o feet from the nearest campsite shall be provided. <br /> J.
