STAFF REPORT <br /> Item: Height Limits in the Light Industrial District <br /> Agenda Item:6(b) <br /> Background: Over the last couple of months, the Planning Commission has reviewed two <br /> applications for variances for structures exceeding the height limit in the Light Industrial zone. <br /> In both instances, the Planning Commission approved the variances as both variances were for <br /> accessory structures that were required by State statute for safe and healthful operation of the <br /> businesses involved. <br /> In the Light Industrial zone, the height limit may be overly restrictive for the types of uses that <br /> would be typically allowed within that zone. <br /> Planning Commission Discussion: The Planning Commission should consider amending <br /> the Ordinance regarding maximum height in the Light Industrial zone. <br /> The Staff recommends considering a similar approach to that taken in the Agricultural district. <br /> In the AG zone, non-agricultural uses are limited to 25 feet in height,while agricultural uses do <br /> not have a maximum structure height. The Staff would recommend something similar, such as <br /> maintaining the current height limit for principle structures, but considering a higher height <br /> limit or something different for required accessory structures, due to the proximity of the Light <br /> Industrial zone to a major highway and to the core downtown area. <br /> Questions the Planning Commission should discuss are: <br /> 1. Should the maximum structure height be applied to all light industrial uses? <br /> 2. Should the maximum height be different for different uses as it is in the Agricultural <br /> zone? <br /> 3. What should the maximum structure height be for different uses? <br /> 4.
