Regarding the warranty deed and <br /> title work that is required, it is not necessary that there be a separate title opinion or title insurance commitment for <br /> the property to be conveyed to the city for park dedication as long as the current title opinion or title insurance <br /> commitment for the plat or subdivision includes this parcel. As far as drafting the warranty deed, anytime the city <br /> is acquiring a parcel for park purposes it is in the best interests of the city to draft the document. <br /> Final Plat Approval Amendment: the proposed amendment looks fine. I also reviewed Pat Trottier's comments <br /> and agree with his recommendations regarding the changes based upon recent amendments to the platting <br /> statute. <br /> If you have any questions let me know.
