STAFF REPORT <br /> ti <br /> Application: Variance for a Structure Encroaching on the Bluff Setback <br /> Applicant: Michael and Laurie Ridgley <br /> Agtnda Item:3(b) <br /> Background: The subject property is located on the eastern shore of Sibley Lake, a General <br /> Development lake, on Pequot Boulevard,just south of the intersection with Brown Street. The <br /> Property measures 39,225 square feet in size and is currently zoned Shoreline Residential. The <br /> property contains an existing dwelling located approximately 41 feet from the shoreline and <br /> measuring roughly 800 square feet in size. <br /> a . I <br /> The applicant is seeking to remove the existing cabin and to construct a new dwelling on the <br /> property. The proposed dwelling has a footprint of 3,099 square feet, with a 644-square-foot <br /> proposed deck. The total proposed impervious coverage on the property is 14.22%.
