There are adequate measures to provide sufficient off-street parking and <br /> loading space. There is an existing gravel parking lot that can hold <br /> approximately 5 vehicles. Also, the parcel is located within the Downtown <br /> Mixed use District, and it exempt from parking standards outlined in <br /> Section 7.10. <br /> 10.There will be no offensive odors, fumes, dust, noise and vibration <br /> generated by this use (fitness center). The use requires no processing of <br /> materials to produce odors, fumes, dust, noise, or vibration. <br /> 11.There will be no loss or damage of a natural, scenic or historical feature of <br /> major significance because the use will occur within a preexisting <br /> commercial building. Since no new development is required there will be <br /> no loss or damage to any natural, scenic or historic features. <br /> 12.There are no groundwater or surface water pollution issues associated <br /> with this use.
