STAFF REPORT <br /> Application: Conditional Use Permit for Auto Sales <br /> Applicant: Jordan Auto Sales <br /> Background: The subject property is located on the northwest corner of the intersection of <br /> Front Street and Sibley Street. The property contains a structure and related parking area, <br /> formerly the home of Auto Value, an automotive parts store. The property has been vacant for <br /> the last several months. <br /> M ME <br /> N < <br /> 0 <br /> c <br /> W Sibley St E Sibley St <br /> Y: <br /> 1 , tv <br /> The applicant proposes to re-use the existing property for the retail sales of pre-owned vehicles. <br /> The business would have an average of 15 to 20 vehicles for sale on the property, with an <br /> existing parking area having a maximum parking capacity for 25 vehicles. The applicants have <br /> indicated that they intend to perform some improvements to the existing building,including the <br /> installation of a second overhead door, new paint, and new carpet inside the building. The <br /> applicants had also indicated that they plan to remove brush and material from the rear of the <br /> building and to reuse the existing sign structure on the property for their signage. <br /> Applicable Statutes: The purpose and intent of the Downtown Mixed Use District is to <br /> provide a zoning classification for a mix of high-density residential and commercial uses. <br /> Development in this zone relies less on automobile traffic and more on walking, biking and <br /> other similar modes of transportation. Infrastructure must be in place to provide on-street <br /> parking and walkways as well as connection to municipal water and sanitary sewer utilities. <br /> Downtown Mixed-Use zones should be clustered to provide the maximum amount of interaction <br /> and accessibility between the different establishments. <br /> Section 5.10, Subdivision 4 indicates performance standards that apply to all developments in <br /> the Downtown Mixed Use zone,including: <br /> City of Pequot Lakes Staff Report 1-2 <br /> May 7,2007 Special Meeting <br />
