No Person shall. . . construct any structure prior to applying for and <br /> receiving a land Use Permit. " <br /> I have been to your property and taken the enclosed pictures. If these pictures accurately <br /> depict your property, I would have to find that you are in violation of this provision of the <br /> Ordinance. <br /> I have enclosed a Land Use Application form Please complete the application and <br /> return no later than July 20,2007, including all items highlighted on pate 1. The after- <br /> the-fact fee will be determined by the Planning Commission after receiving the <br /> application and supporting information. <br /> Failure to make application by July 20, 2007, will prompt us to take more aggressive <br /> action. This would likely include Administrative Fines for each day the violation <br /> continues, civil action to obtain a court order directing you to comply with the Ordinance <br /> and could potentially include criminal action. You will also be responsible to reimburse <br /> the City for any expenses incurred in remedying this violation. This would include any <br /> consultant fees or other professional services that City Staff determines is necessary, <br /> including but not limited to the City Planner at $69.00 per hour,the City Engineer at <br /> $88.00 to $140.00 per hour or the City Attorney at$135.00 per hour. <br />
