Box 332 <br /> Pequot Lakes, MN 56472 <br /> Re: City of Pequot Lakes <br /> Potential Ordinance Violation <br /> 31102 Spruce Street <br /> PIN: 29106002002CO09 <br /> Dear Mr. Acosta: <br /> It has come to our attention that you are likely in violation of the City's Land Use and <br /> Subdivision Ordinance. <br /> The Ordinance states, in Section 7.4, Maintenance, that, "All structures shall be properly <br /> maintained in a clean and acceptable manner so as not to constitute a menace to the <br /> public health, safety, convenience, general welfare,property values, and aesthetics. . . " <br /> The Ordinance further states, in Section 7.6, Visual Standards,that, "No use shall create, <br /> maintain or continue any activity or structure which has a strong negative visual impact <br /> or offends the morals or violates the standards of the City. " <br /> The Ordinance further states, in Section 11.8, subpart 7,Land Use Permits,that, <br /> "Exterior work on the structure shall be complete in 24 months from the issuance of the <br /> Land Use Permit. The time limit may be extended up to six months by the Zoning <br /> Administrator for good cause. A second extension shall be decided by the Planning <br /> Commission. " <br /> You were issued a Land Use Permit to construct a new home. This permit expired July <br /> 11, 2004. The exterior o your new home has remained unfinished and I would have to <br /> find that you are likely in violation of these three provisions of the ordinance. <br /> As opposed to citing you formally for a violation of the Ordinance, we would like the <br /> opportunity to work with you to correct this situation.
